Our Inspection

We will report the facts to you concerning the physical condition of the property you are buying or selling and offer information about the materials and building technique, as well as helpful maintenance tips. Our on-site consultation is an important part of our service. After the inspection, the inspector will walk along with you and explain the findings. This will be beneficial to to your understanding of the property's condition.

As a member of California Real Estate Inspection Association, we do our inspection per "Standards of Practice" of the Association.

We do a visual inspection and evaluation of the home's major system and components, such as:

  • Structural components (in Crawl-space and Attic areas)
  • Exterior and Interior of the house, including Insulation & Ventilation
  • Roofing, including Materials and Framing
  • Electrical, Plumbing and Heating Systems, including Central Air Conditioning
  • Built-in appliances and systems
  • Overview of the site including Drainage and Landscaping

We categorize our narrative report into four (4) headings for easy understanding:

  • [SC] Safety Concerns Conditions noted that may pose a hazard to humans, the building or both.
  • [FE] Further Evaluation Conditions noted that warrant further evaluation by specialists.
  • [CR] Corrections Recommended Conditions noted in need of maintenance, repair or replacement.
  • [RU] Recommended Upgrades Something that may not have been available or has been improved since the building was constructed.

The original narrative report, plus a copy for your agent, will be delivered to you the following business day.
